I'm currently looking into vacation rentals in Big Bear or Palm Springs and am very interested in out-of-state investing - specifically Michigan (originally from there, so we have quite a few resources) but am very interested in learning more both about the local market here as well as other investment opportunities.

Even if they are obligated per the leases these items tenants can not usually pay at once so the repairs are stretched out many years but the landlord bears the upfront cost today.

Bearing in mind they are solidly built to code and  could be set on pilings on a lot, not on a trailer.Also would they appreciate in value in the same way a regular SFH might?
