The past two years I built a portfolio of 15 doors and probably did it all the wrong way by using credit cards, personal loans, lines of credit, and all kinds of accounts bearing high interest rates.

I'm living in Bear, DE and also on the same band wagon as most on this thread.Haven't made acquisition as yet but highly motivated and interested in purchasing, flipping, renting, or reselling any properties which i may acquire in future.Is there an external to BP group which i can be added to?

I once nearly panicked when I saw what a handyman had done replacing a big, beefy load bearing beam on my parent's house ... my parents said don't panic, he knows what he is doing and put up a temporary wall ...

I'm currently looking into vacation rentals in Big Bear or Palm Springs and am very interested in out-of-state investing - specifically Michigan (originally from there, so we have quite a few resources) but am very interested in learning more both about the local market here as well as other investment opportunities. 

I have moved, added, etc. walls (non load bearing) inside a home without permits.

Bear in mind, the issues pointed out here in Bill's, Doug's and my post are only high level interpretation and much, much larger issues will likely surface as more details are looked at.

Get an insurance quote as already stated.The level of insuranc eyou get also has a bearing on price.

Maybe in White Bear Lake or Little Canada? 

Even if they are obligated per the leases these items tenants can not usually pay at once so the repairs are stretched out many years but the landlord bears the upfront cost today.  

Bearing in mind they are solidly built to code and  could be set on pilings on a lot, not on a trailer.Also would they appreciate in value in the same way a regular SFH might?
