Well....the average salary for an agent starting up in the states is $12,000 to $20,000 a year....and that's after considerable searching around and months if not a year of closing a few deals...try to find the money for the schooling as it can be a rearding career in the not too distant future....panamamalcolm

I giggled a bit when you said you want to continually be improving your properties because most of us want to get nice rentals and not have to always be fixing them up (you know how things hit you sometimes when you are speed reading).But it sounds lovely that you want to provide a quality product to good people.

I like @BriannaSchmidt idea about the open house, I work full time and the only time I have an issue is when I have a unit vacant, but I deal in houses that just don't have much turn over, screen my tenants well, and the average tenant stays 2+ years, so that isn't much of a problem.
