If I do a deal out there it would be a turnkey, single family rental deal that could obviously lead to more.

I have heard and believe that the ability to evaluate a sellers situation and have multiple solutions to offer will lead to more success in my business.

Don't get me wrong, we've done plenty of dumb things that cost us money but we've always had the resources built into the deal to handle it.Which leads me to my second point, @Paul Timmins gave you some great info, follow up when you can.

scam. if you need leads on good, individual lenders (not companies) that I have used for similar situations. or companies I personally have used, let me know.  

If not anything, you need leads which you have to market for, and that costs money.

But it is much harder than people would lead you to believe.
