So earliest you need to send acceleration letter TODAY and then start foreclosure advertising next month for 4 weeks to foreclose the first Tuesday of March .Sadly even when you foreclose if they do not leave voluntarily you have to go through eviction as a holdover tenant unless someone pays cash and pays off your property a auction and then they deal with it.You will not be getting money in the immediate term but will be paying it out for all options.

If it's a deal, I'll go ahead and offer on it (or buy it at auction) and then market it.When I first started, I wouldn't close unless I had a buyer.I'm not sure about my average marketing spending per deal, but probably around $1k.
