Social media presence is easy (relative to ranking a site) to build and cheap to advertise on, BUT motivated sellers aren't going to Facebook to find a solution to a problem that they have.

I immediately identify wrong moves and missed opportunities that had the borrower been educated ahead of time, they would not be in such a position.My advice is the 5 PsPrior Planning Prevents P_ ss Poor Performance  It's what you do in advance as well as what you do after the purchase, that collectively over time will net more wealth.

Wealth building is a risk game and educated risk is good risk.I have high cash flow and a large HELOC to rely on as a back up. 

I started my education with books and attending a local REIA meeting.

It's still their property until it's sold at auction.Sometimes they are motivated, sometimes they aren't.

Currently have very little experience with real estate investing (we bought a primary residence last year) but my wife and I are working together to become better connected and better educated. 

Save your money until you educate yourself at first. 

You should of course compensate him/her for their time if you aren't using them for the purchase.  

Ladies and gents,I am currently grinding out the required hours of education with the somewhat overly optimistic goal of being at least ready to test by the end of my college semester so I can dedicate all of my time to being an agent.

@Nicholas Sambrick In addition to those mentioned, I'd add The Real Estate Rehab Investibing Bible by Paul Esajian, and Real Estate Wholesaling Bible by Than Merrill (even if you aren't planning to wholesale).Also, @brandonturner published  "The Best Real Estate Books for Your Investing Business " on BP which might be helpful.I find audio books work best for me on the way to and from work.
