They may provide wider scope of options (including possibly appropriate residential loans), and work with appropriate legal counsel (I am not an attorney) to make sure that it is structured correctly to satisfy both the needs of the partners and the financial lender (whether it is a bank or a hard money lender).

So the best one's will underwrite just like a lender and there are far and few lenders that would make a 100% acquisition loan.. as stated your real chore should be rounding up the equity ( downpayment) then you have other options you have B2R  Coloney and others that are in the SFR space and probably more appropriate for this deal than a crowdfunder
