“I wanna buy a multifamily” is different than “I’m interested in 10-20 unit apartment buildings for $800K up to my pre-qualification limit of $2.3m” which is different from “I wanna house-hack a triplex” which is different from “I’m looking for a seller who is willing to owner financing a deal with zero money down”.

As you can see this adds a lot of complexity that I personally don’t think is worth it for the small time investor By time you get to commercial properties you’ll need an llc then anyways

Turns out if I had a partnership this would be more complex, but since I’m transferring title to my single member LLC they’ll still recognize the insurance if needed.

There may be a long-term condo/apartment housing glut in the next 5yrs, but i don't think short-term rentals will be affected in quite the same way...Re. inventory vs. zero job growth:  Yes inventory is increasing, and yes job growth isn't breaking any records.
