I was wondering if anyone who has done this can tell me if after comparing price per sqft of the building aspect of the project only (cost of land, environmental remediation, and demo excluded) they have found modulars to be a more cost effective way to go rather than stick built.

Just require more analysis of the skeleton of the property and an in-depth inspection.

They required personal finance statements and 3 years of tax returns to start as well as an analysis of the operations of the building, which came out favorably (1.66X debt service coverage, I think the target is 1.25).

I would be interested to know if there are any local investors taking on these types of projects?

He had the best local rates and was willing to lend depending on the project. 

Aside from the standard rent collection, land-lording, and other typical PM duties, im looking for a company that can assist with market analysis and acquisition due diligence.
