Don't be afraid to run your hand along everything (might be best to go after/during a few rainy days as well).

People should not be afraid of these.

If you're in a multi unit property, moving to a sfr that's larger to accommodate a growing family or closer to work makes sense.Don't be afraid of hard money and then long term business purpose financing. 

@Russell Brazil  That is what I am afraid of, I do not want to be one of those "new investors" or act like I know everything because in reality I am just getting started and do not know much about real estate except for what I have researched. 

It doesn't sound like your parents are pushing you out, so:Take your time to understand your current marketBecome an expert in it Look and underwrite every deal that you may want to buyConnect with a real estate investor friendly realtor and be nice to him:) Sit down with a bank now and get pre-approved, make sure you have enough capital to pull down a deal, and if you go 3 or 4 units make sure you have enough post closing liquidity.Don't be afraid to write offers, don't just low ball, but if the deal makes sense, pull the trigger.

Not afraid of full gut rehabs but want to make sure I don’t blindly enter new markets and get my self in over my head.

I asked about owner financing, but he shot that down because he is afraid he may get the property back at some point if the new owner fails.

Serious buyers usually are NOT afraid to make offers.
