This is a get out of jail free card for dishonest tenants.The only out for landlords is to sell and have the new owner move in, forcing an eviction.There's a good Times article about how small-time investors cannot be compared apples to apples with corporations/wealthy investors - and how moratoriums are hurting small landlords which is generally bad for affordable housing (strapped landlords will be forced to sell) - but I'm not sure if linking articles is allowed here.

There will be big opportunity for those who can deliver affordable housing in the coming years.

If her unit is filthy why would you temporarily move her into a renovated unit to destroy and then give her a newly renovated unit which she can't afford and will also destroy. 

Housing around there is pretty affordable actually.

I have a 4 plex where random people were dumping furniture and other trash.

Needless to say, this place needs repairs.The owner said he can no longer afford to manage the property and gave us 60 notice so he can sell...I assume to cut his losses (and headaches).

Other than a duplex style, what type of small-ish build outs would be affordable but also be most convenient for house hacking or renting out to a tentant without interacting with them as much?
