Rodents (even mice) cause many fires, can damage appliances (chewing), chew holes into baseboards and corners, and just generally are never fun when they pass away in the walls (smells and insect infestations afterwards).

Or you take the risk of sitting on the property much longer which we all know is a huge negative to you and perception in the market about the property and that will drive offers down or force you to lower your price to get more qualified offers.We're about to put our residence on the market valued at $460K with 100% equity and all we need to do  and is what I would do on any property I sold is make sure the paint is great and clean on every wall, paint the baseboards and door casings and if the carpet is in good shape, have them professionally cleaned.

We decieded that we needed to give the future tenants a backyard so we had to pay an excavator to dig out the yard and build a railroad ties retaining wall and pull off the 2 decks and replace them with cement patios and put a fence there to give each tenant a private patio area and that cost at least an extra $4,500?.

The basement (with 10' walls) is in place and was poured with foam-insulated forms to it has massive R-value.
