The outcome probably depends on the wording of your lease and any related paperwork.Example: Thank you tenant for your $X payment for your first and last months of the lease.If the lease is otherwise silent regarding the last month, the tenant bought a month of tenancy regardless of future pricing.

The area I'm looking at seems to have high demand without being overly saturated yet, at least compared to Joshua Tree, Gatlinburg, Moab, and other hotspots.I'm still crunching numbers though, and if anyone can point out a flaw in my reasoning I would be grateful.

I personally benefit from this because I understand the intracicies of getting through the aprpoval process and therefore know when I deliver housing, there will be a low supply and plenty of demand meaning I can introduce favorable pricing strategies for myself and my investors.

If long term holds aren't working right now because of high interest rates, maybe look into mid-term or short-term rentals.If mid-term or short-term rentals don't work for a property or market, consider simple fix and flips.If entry prices for simple fix and flips are too high, maybe look for major renovations.

I waited till 29 when I knew my whole adult life it was something I wanted to do but always thought I needed more money saved or that I couldn’t afford it when realistically I could’ve done it several years prior at a much lower price and interest rate as well.
