I’m curious about your experiences!

Hi Ram, local contractor and roofer here in Jacksonville Florida.

Looking for opinion about DealMachine and Leadcruncher and any other systems you might know about. 

With this being my first apartment deal I am more unsure about underwriting this type of deal and was hoping to get somebody who is more experience in multifamily to look at the proforma, T12 profit and loss, and rent roll to tell me if I'm missing something or to let me know of things that I should be looking out for.

I think our mortgage rates at about 5.5% for a 5 year fixed term though the feds just dropped the rates a few days ago.

At that point, I'd rather use hard money to fund the downpayment and go the conventional route - at this point at least.

Its all about knowledge. 

Have any of you worked on a project similar to this?

If you are more money than knowledge then most of the real estate decisions will be made by the other partners which will make you feel like a limited partner to something you are not wanting to be silent on.

Definitely agree with you about limiting the pool of renters.
