Whether that is putting more money down, rent by the room, mid term, short term, etc., there's just no path that I see to get any real month to month cash flow (like actual cash flow, not spreadsheet cash flow).

@Oliver MartinezAssuming you qualify conventional lenders can do those deals, but the issue is they make practically no money doing small loans sub 100k.

Most 2nd position lenders will want the investor to have skin in the game (invest their own money) AND be paid a double-digit return.When you purchase property, you ALWAYS need to have reserves, but in this scenario, you really need to have reserves since you will need to make 2 large debt payments every month.
