Another technique that I try to do is I will get multiple estimates from non-affiliated contractors just to make sure I am getting the best deal.

I've heard people mention that they got one off the internet, but I don't want to do that without someone saying they've used it before, because ya know, internet scams.

I’m sure others are way better at this than me, but I find I don’t make that much more than if it was a regular rental once you factor in the 17.75 percent taxes you pay plus utilities and internet plus the cost of hard and soft furnishings that have to be replaced periodically.

There are lots of answers to your question on Biggerpockets and the internet in general, but no matter how much due diligence you do you need to be prepared for them to flake out.
