All data pertinent to sound underwriting procedures (date employment will begin, earnings, and so on) must be included, ora statement from the servicemember that he/she intends to reenlist or extend his/her period of active duty to a date beyond the 12 month period, plusa statement from the servicemember’s commanding officer confirming that: 1) the servicemember is eligible to reenlist or extend his/her active duty as indicated, and2) the commanding officer has no reason to believe that such reenlistment or extension of active duty will not be granted, or documentation of other unusually strong positive underwriting factors, such as: 1) a downpayment of at least 10 percent, 2) significant cash reserves, and3) clear evidence of strong ties to the community coupled with a nonmilitary spouse’s income so high that only minimal income from the active duty servicemember is needed to qualify.

I obviously have no idea what your situation is, but in California it's often a violation of most leases to sublet without an owner's permission - and violating a lease agreement in that way can earn you an eviction notice pretty quickly, which could bring your creative housing endeavors to a screeching halt - and that's why we're all here on BP, to help each other avoid screeching halts.I think you should check your lease and ask your landlord/management for permission to sublet, and I think you should do so in writing.

So you would normally plan on paying the following:6.2% employee's portion of Social Security plus matching employer's portion = 12.4%1.45% employee's portion of Medicare plus matching employer's portion = 2.9% for a total of 15.3% Self Employment Tax.However, the Social Security limit for 2017 is $127,200, so if you already make that much at your W-2 job, you will not pay that portion of the SE tax and will pay only the 2.9% Medicare portion on your earnings.Plus income tax at whatever your new bracket is that includes the flipping income.If you are close to that limit, but not quite over, then you'll pay the 12.4% of whatever portion is necessary until your total earned income between your W-2 and your flipping income reaches 127,200.

Once rehab is about completed, I then market the property myself by getting it listed on the MLS and calling the surrounding realtors offices to let them know of the open house and that we are offering 3% commission to anyone who brings us a buyer ..inventory is very low for move in ready up to date homes in Central Florida area so, most homes only sell within the first 30-45 days .. after that we can decide to rent it till it sells or another exit strategy..For my hard work I get 50% of the profits and for my partners hard earned money that finded the project , they get 50% of the profits..
