My question is what are people doing with duplexes that only have one HVAC and one hot water unit?

I’m possibly looking to purchase a multi-unit (6+) rent stabilized building in a hot area.

This home was just south of downtown Orlando, a pretty hot area.

The trade off is very low maintenance and the Rental market is extremely hot in these areas so you can charge high dollar rents. 

The worst part was that they were confused thinking it was for any problem, so they didn't report the small leak in the hot water heater because they thought they'd have to pay for some of it.
