Generally speaking, we would encourage you to screen your tenants - whether they are section 8 or not.We would encourage you to collect a deposit - whether they are section 8 or not.A tenant can certainly be a "good" tenant or a "bad" tenant - whether they are section 8 or not.Now, if you are targeting lower valued homes...there are "pros" and "cons" to doing that - whether you are renting to section 8 or not.

The good news is that Fannie Mae and Freddie Mac recently relaxed underwriting guidelines to allow for it.i recommend checking out Freddie Mac's Home Possible and Fannie Mae's HomeReady program.Outside of that, working with a mortgage broker can also help you shop around for lenders that allow for boarder income.Good luck!

It was originally a 4bd 1 ba home (1 room being an office room but classifies as a bedroom) but the original owner added an addition off the back of the house.

I have been digging through the guidance and am wondering if anyone has ever taken advantage of the following clause regarding 203k improvement types from the HUD SFH Handbook 4000.1, pg 374:- "reconstructing a Structure that has been or will be demolished, provided the complete existing foundation system is not affected and will still be used;"- "repairing, reconstructing or elevating an existing foundation where the Structure will not be demolished;"Guidance link: https://www.hud.gov/sites/dfiles/OCHCO/documents/4000.1hsgh.pdfHas anyone ever built a new home on top of an existing foundation using a 203k loan?
