Don't accept an out of state job offer immediately after purchasing a home :)

I would not accept an applicant whose income is just barely 2x the rent.

Before it went to Sheriff Sale I swooped in and got an accepted offer and confirmation of sale.

If I build two new homes that were identical, accept one had an additional bedroom, the price per square feet on the 1 bedroom house would be higher. 

We changed loan to conventional and the offer was accepted/ purchase agreement signed.

The market is very hot, out first choice was near the PF parkway but they accepted the other offer knowing we were going to look at the property a second time in 24 hours and probably put in an offer that afternoon, so the white oak one had a bigger living area for when family comes down for vacations as we also want to use it. 

You don't want to try it yourself or accept any requests for "just a few more days".
