HVAC, landscaping, fire alarm testing, check for leaks/water pressure, swapping air filters, seasonal maintenance (fall, spring, winter), small fixture upgrades, double check warranties, etc...They may uncover lease violations that allow for early termination. 

Tenant agrees not to make alterations, changes or additions to plumbing fixtures, light fixtures, heating units, or locks.

Even after sitting down with people for an hour individually, it took email updates and follow ups before many investors had a clear picture of the Project and investment opportunity. 3) High level education about the market is key: judicial and political structure, growth drivers, safety, etc... are huge front end educational points. 4) Some people thought that they needed to see the property - we were able to overcome this through the presentation and juxtaposing this investment with their stock holdings and their lack of knowledge of their paper asset portfolio. 5) Owning a piece of a hotel vs. a time share - this may be peculiar to our deal in the way that we are developing the property, but it took an explicit highlighting to make investors clear that they were owning a piece of a hotel (land, structures, fixtures etc...) as opposed to a time block.6) Strike while the iron is hot - If someone is ready to invest, TAKE THEIR MONEY!!!

Hello Investors,I have a 3/2, 1196 sqft house in Texas that I am closely looking at as a rental property but wanted to see if there was any feedback/questions before making the leap.House was built in 1950s, originally bought a few years ago and work done on it includes:- Flooring- Kitchen- Bathrooms- Windows- Roof- Light fixtures including some recessed lightingIt is priced at $140k but think I could come in as low as $130k as it's been on the market for 70+ days.

Paint, floors, baths, appliances, windows, fixtures etc.

The kitchen and first-floor bathroom contained the original fixtures.

Not all the bathroom, kitchen, and/or electric fixtures, etc. are going to be there to test.

For all the fixer and flippers out there in San Diego, where are your favorite places to get materials at a good price in San Diego - flooring, tile, doors, windows, fixtures, etc?

(correct me with you got a 6.1% rate last week with no closing cost and a free cup of coffee) .This is causing a major housing shortage.
