If it's been 3 days since you contacted the first applicants and they haven't gotten back to you in more than 72 hours, I would feel perfectly comfortable moving on.I'd leave the first applicants a nice message letting them know you assumed they weren't interested any longer and that you'll be finding other tenants, just so there is no confusion.

The only thing I have to overnight is the Deed that I sign when I sell to my buyer so the Title company can record it.The key is to keep good communication with EVERYONE involved so everyone feels comfortable and is on the same page.I love these deals!

I can only offer this advice; if you choose to go to work and school at the same time get all your stuff in order. two years of W2's or taxes, (or less if you go with the right agent/lender) a good downpayment, no debt, and if your family has given you investment properties put those in too so you can qualify for more cash.
