If your tenant isn’t getting along with their neighbor it’s much better when that person isn’t  also your tenant like MFRWhen one of your tenant’s water damage wrecks 2-3-4 of your other properties, also a MFR “feature” Much more favorable downpayment and rates if you occupy for a year first then convert to rental.During the last “Great Recession” I heard stories of MFR people losing their Las Vegas properties as rents collapsed or vacancy hit 50%.

I’ll eventually do a 1031 out of MN back to Vegas to avoid the $40k+ in state income tax I’d owe. 

@Bill Brandt Do you have any experience with Multi Families in Vegas? 

LIke i am in Vegas this month and closed 5 deals today all docusign other than the deeds. and now some states are electronically filing the deeds so just run out get notary at local affiliate title company come back home sign the huds and settlement statements and scan and return. 

If I dare try something to make it grow (crypto, stocks, Las Vegas...that was a joke) or just sit safely.

Yes, San Bernardio is a warehousing and storage center, similar to Las Vegas.
