Hey Dan, If you sold your home under a contract that provides for all or part of the selling price to be paid in a later year, you made an installment sale.

I'd suggest finding an investment brokerage that sources deals and double closes as well.

Regarding adding the bedroom, I think it would be an excellent approach if you could keep the layout functional.
