Any gains or losses are reported on the owner's 1040 schedule "E" just as they would be otherwise.  

@Scott R.If it is indeed a rental property, you need to report the rental income on Schedule E and attach to Form 1041.

In our company we occasionally send clients or people we work with "thnks" and they are e-gift cards to various places, often tailored to fit the season (ie, holidays) or a bundled product with a cute name ("Sweet Treat" THNKS might be a starbucks giftcard for the exact amount required to purchase a mocha and a cake pop).
