As an out of town owner, I would do it again.I saw something some time ago, probably on BP, about writing into the contract that if the reason for calling the repairman was tenant caused, they would be billed.

Not reinvesting profits.Bought a duplex with a cottage in the back yard which turned out made the financing very unconventional causing me to have to search for a lender who would do the cottage as a portfolio loan and bear another closing for the duplex.

Companies like Countrywide and Ameriquest have already been snagged for screwing the customer ... using existing regulations.I also think that the banks are not too concerned about foreclosures because the market is tight.

BTW, in my experience these two faults often cause sellers to discount the most, and yet I've never had a buyer hesitate to buy once I show the documentation of the repairs.I tend to do ALL work myselft, (except some electrical and A/C), since no one else cares enough to do as good a job as me.
