We do some lending (very little) but if we see the down payment is 0, then its a "delete" on the email as its not worth our time and we typically are upfront even before that if someone asks they know we only go 65% LTV

@Calvin Matthews would need more info to comment about going after PMC.Regarding the tenant balance, not worth it to hire an attorney to pursue, but you can try Small Claims.

All utilities were already split.A master insurance policy was required to cover the entire structure (This is the only shared fee from both units) My attorney had to split the deed and file some other paperwork that i do not remember the details of but it was painless at the time. 

As far as figuring out what your unit is worth, just check zillow and see what's available for rent in your area.
