Get everything in writing.When one tenant wants to leave, I use a "Remove Tenant Addendum" that says Tenant A is staying, Tenant B is leaving.

I have a downpayment saved, good credit, but do not own assets and my income is historically up and down due to commission checks from brokerageIm concerned that I’ll waste time looking for deals and making offers to ultimately not get financing - Should I be reaching out to lenders first to see an amount I would get approved for and then look at deals that fit?

Either you need to tell the current tenant to hit the road, and tell the prospective tenant that there's a chance that the current tenant may have to be removed by the courts if she doesn't leave on her own, or you need to tell the prospective tenant that you've changed your mind and hope the current tenant doesn't leave in the winter.

I have taken the trim off where necessary, removed the planks until I get to the damaged one, replaced it and reinstalled all the others back to where they were.

I didn’t do the deal or other things that look like a deal but you can tell there is moisture in the walls that will increase the rehab by 50K and take a good deal to a waste of time or a big loss if under capitalized and not discovered in time.
