I realize that there is a fairly wide range of work a PM could do for an investor, but I am just looking for a general data. 

I have laid out a rough draft plan that should allow me to acquire 35 rentals ranging from purchase prices between 65k-100k by the time I turn 31 years old with rental rates ranging from $850 up to $1300 a month (putting at least 20% down on each home with a conventional loan, depending on the condition trying to get a conventional rehab, and using the positive cash flow to pay down mortgages/use towards down payments on more rentals) I have read multiple books from millionaire investors such as Manny Khoshbin, Donald Trump, and the like.

Up here in CT, you can find small multifamilies (2-4 units) in the $150k to $250k range with little work needed.

Offered at around $170kARV is around $250k with comps that range from $252k-260kThe rehab budget estimate is around 20k but honestly I would say more like 30-35kWhat do you guys think?

I've seen far more damage done to properties by people who let their kids run wild, or who mess with plumbing or electrical issues in blissful ignorance, than I have seen done by neglecting to clean a range or wash a floor.

Have a project that I've gotten 3 bids and price ranges are all over the spectrum (3k-7k).

I literally have everything on this deal.Also, it is a very very unique deal with the full entitlements, full plans, development to being in weeks with the tear down that will lock in entitlements.
