I'[m in MA however, KW has a STRONG network for agent to agent deals across the country and the world. 

I believe there are less than 1,000 people in this country who earn more than $100K in profit wholesaling over the last two years, and even that's hard to accurately pinpoint, because most wholesalers, excluding the folks who sell expensive courses, tend to have larger holistic real estate businesses, that include flipping, hold, private lending, turnkey rental sales, construction, and other related businesses. 

Usually this time of the years things slow down and inventory isn't flying off the shelf if you know what I mean, but for two different clients I wrote two offers at asking price close in a week cash offers and they passed them up!?

Recently, we have seen an influx of bidders get loans under agreement and then after a month of due diligence (where it should take about two weeks) come back and try and fade a bid for reasons that make zero sense.I know in traditional real estate people will put an offer and then get an inspection done to try and renegotiate the price.For note investing, buyers should remember it is a very small circle of investors and if this is your MO, then it will not be long before you get blackballed For example, if a loan has a balance of $100,000 and you will pay $80,000 and the seller has a value of $275,000 for the property and your bpo comes in at $260,000 - trying to explain tot he seller you need to fade your bid because there is $160k in equity not $175k is not gonna fly.

The numbers still work great as a long term rental but ever since I ran the numbers comparing the two I realized it's not as profitable as it looks on paper.For context, im in a small tertiary market (Dayton, OH) and most of my apartments are 1 bed / 1 bath with some 2 beds.

Those are the biggest two that are not allowed, but I would suggest checking in whatever state you are co-hosting/managing in.   

But still, the price difference between these two properties is clearly drastic to say the least.All of this to basically ask: is it possible, even likely, for investors in Canada to make similar returns to investors in the US, or is the market in the US much more ripe for investing at this point?

top two reasons:1. they can usually command a higher price through a real estate brokerage. 

If you have money for down payments and construction, funding will be fairly easy with a hard money lender (also need a credit score of 620-660 min).
