@Greg Neuman If you do what you're proposing on land contract, you wouldn't be technically refinancing in the bank's eyes, you would be purchasing at that point.Personally, when purchasing with seller financing, I don't like to ever purchase without deed transfer, or at least using a deed of trust.

You have a relationship with them already- obviously you trust the job they do.

For some reason they filled out the application so that their current address (As far as I can figure) is listed under previous addresses and the current address field is blank.   

Warranty deed w/ Vendor's lien, wrap promissory note, wrap deed of trust, and (my docs, at least, are 40-60 pages of) notices and disclosures.

If they're in your name and you're being reimbursed, hopefully you have a clause in your lease addressing not paying utility payments and can evict.

Then I'll take the property address and look up the owner on the county Real Estate Data Search.
