The AK only takes a file.....in fact I bought a used AK about ten years ago, took it out and hot fire, I could pull the trigger back and get it to pop off about 6 rounds consistantly.....not good, fun that day on the farm, but not a good thing, I sold it where I got itand told they guy it may need a little work.

BTW, as to closing companies and your OA, it is not the business of any closing company to "appove" any operating agreement what they need is to see is that the transaction is an authorized transaction with the person executing documents having the authority to do so, they could care less about your internal compliance!

Short answer, yes it is a good idea to invest in the current market.But that doesn't necessarily mean that it is a good idea for you at this moment in your life.The two must coincide.If you pull the trigger too quickly on something you could get jammed up for a couple years having to carry it before it makes any money.Regarding a good area, think about your ideal tenant.
