If B holds title subject to just the seller financing, can you JV with B, have B transfer title to the JV subject to the seller financing (with A consenting to this) and then just have D GC the project?

If you want to really nitpick, different cities have different percentages of taxes and transfer stamps to pay.

This might be Owners with Low Financial Stability Scores (FSS) or Seniors with Long-Time Ownership.

I would also take a non-refundable deposit that gets transferred into their security deposit once they move in on the off chance someone says yes and then backs out at the last minute.
