Be patient and hold out for a good tenant.

Wes Blackwell and Sophia Morris do a great job finding investment properties but be patient,  the pickings are getting slim.  

Being patient, when the right one comes on the market i can have an offer in within an hour and my realtor on site shortly after.Best to you.

@Feng Luna I have been patiently waiting for the right asset to acquire.I follow a disciplined investment strategy and what I have seen pre-Covid are deals trading based on aggressive assumptions and rent growth projections.My approach like others is to buy low and sell high in markets that have solid job and economic growth. 

There will always be another deal and another day.Stick to your numbers, be patient, and build a winner of a portfolio over time.  

Be patient and be diligent.

Fortunately and unfortunately, I am still (patiently) looking.

I've heard; watch the paint dry, and wealth is built by being patient.

One final thought is "be patient". 

I recognize most of you from other helpful threads I have followed to augment my knowledge.All,I need the encouragement to be patient as this has been a long time goal of mine and now that I am close it is tough not to settle for something just for the sake of doing it.
