If you are happy with the tenants, I recommend letting sleeping dogs lie and go month to month until you are more sure you are at market or below.

Hi Tyler,Here is my list of how to be on the list of bidders as Team Member:Personal Honesty and foreman honesty (including putting up the materials spec-ed and not a cheaper substitution, and don't lie about times and then not show up on time).Licensed and insured.Workers comp (must have).length of time in business.BBB rating.Not a history of a lot of lawsuits for non frivolous things.A handful of recent "good" referrals from other investors for the particular roof type.Proper safety equipment use by workers, tie offs etc...

I am leaning towards saying to accept with them understanding that rent must be a priority to pay each month (it's a month to month lease in a very landlord friendly state so eviction wouldn't be too hard and they would need both first month's rent and security in order to move in- in addition to having electric in their name).There aren't any other qualified potential tenants that have come forward- the place has been "for rent" for months now and we have been getting people lying on the application, criminal records, wrong social security numbers, etc.

They are lying right off the bat.

I did everything I could to help this man and he more or less lied and strung the whole thing out.  

However, the brilliance does not lie in the deal (if its real), it lies in the fact that this story is a drug.

Our beloved technology has rendered us more and more useless or simply too expensive to keep competing.

I think about life in terms of lying on my death bed, and asking myself this question "will I regret it?".
