Finding a good realtor can also be a chore :)No harm in looking for one but do not let that process discourage you - and I wouldn't sit back and wait for them to find stuff - be aggressive in your looking.

If you pay 35% percent for a property in a market that is being artifcially propped up by banks holding REO's off market until supply is reduced, then you will likely be holding an property in a market that is still declining.

Sure the house had repairs and maintenance but it's been a solid earner so Section 8 (LMH - Lucas Metro Housing) may be my nemesis with delays and bureaucracy but as long as you push through the silliness it's not bad at all over the long term.The current rent rate for my area (43612, 3/1 SFH) is $1200/mo.I do NOT have my resident raised to the market rate or apply aggressive increases...the house is presently rented at $800.

We skype all the time, I have family in Europe, friends in the Middle East and Coast to coast, skype is great.you can get cheap webcams for $12 at larger computer supply stores.

The only codicil is that you want to supply an estimated HUD1 filled out correctly via a title company stating that sort of thing.But possibly the best way to go is a negotiating company.

Eventually interest rates need to go up and the amount of home a fixed monthly payment can buy will go down, then the rules of supply and demand will kick in to drive prices back to a historical mean.
