@Chris KeatorWhile a solo 401k or an IRA can both be invested in real estate, the funds cannot be used to invest in a property that you already own.

@Neddie Smith I was in a similar situation with a partner of mine (technically, my partner's pension fund) and we discussed this with a very experienced and competent attorney several times. 

A 15 year mortgage was what enabled us to have a paid off house in the first place (Seattle) and eventually funded the apartment building. 

Whether you will need transactional funding to do this may vary.
