In my 18 years as an investor I have only known one couple who has succeeded in individual room rentals.There are other ways to accomplish this without all of the challenges.

Not everyone is suited for homeownership and they all will claim that they will perform as agreed, they all say they want to own, but few succeed who didn't have skin in the game.

Often they succeed, in fact I know a guy that spent his entire life savings on a string of Nigerian scams, and he is still convinced they are about to cash in big time.

Trust me I've been to countless ones where they will up-sell an even greater "must have to succeed in real estate" type of product which will usually run in the tens of thousands of dollars.Hope my input is beneficial, and saves you a few thousand that you should be using for marketing to sellers, or something else that will be utilized effectively.
