Then I call my appraiser contact and tell him what I think it's worth, and ask for a quick valuation from him to confirm whether or not I am in the ball park.So far, this method is working pretty well for me in Texas, but yes... to be able to just look it up and ... presto... get a reliable value!

The way most people make money in this game is by using creative techniques to solve one person's problem while being able to structure the deal to where it makes you a profit. The key to finding a lot of deals in this game is to look for the MOTIVATED SELLERS.... forget about looking for houses, that's a waste of time and requires way too much work!!!

Maybe you have something in your contract already. If you are looking for a capital investment in the house, call a water specialist and get a high tech system, but my experience with both methods is the inline filter is the best system.

I think I am going to pass on this one.The next house we looked at was in need of just about everything but structural work....from the looks of it it seemed like an okay investment; then I go into the basement (to be honest with you the place kinda creeped me out; I think it creeped the realtor out too because she didn't walk around with me); in the basement there was water on the floor and it smelled like a serious water leakage problem....I told the realtor right then that I was not interested in this property.

We pulled up the property on his PC & he made some calls etc.I told him the target price I'm seeking (under $200,000), & I observed his method for searching properties on the PC, which was for $220,000, he was confident he could negotiate the price down.Regarding the fees.
