If it’s owner occupied the rules have gotten a lot more strict in past decade and states are also starting to crack down on licensing standards as well

We've found deals but my realtor runs it from there - showings, inspections, code enforcements, the SPIR, tenant notices, necessary docs (lead paint disclosure, fire & safety, energy audit, minimum housing certificates, etc...).
