@Logan McCray so far, I can conclude that both will definitely generate a steady flow of leads, just north of $300/lead for the specific keywords we are running (which aren't our cheapest keywords, but they are the higher volume keywords, on average the more costly).

The income is steady as government is paying majority of the rent.

In the past I've brought a few LED utility lights (or shop lights will work) to bounce light in the room to help it feel more spacious.  4000-5000K temperature lights will help give you a daylight/office feel 2700K will generally give a nice warm cozy feel.Good luck with the rental!

There are a lot of very old houses that seem to have foundation issues but there are a ton of opportunities for good houses that will yield a steady cashflow. 

It is hard to beat the safety of a prepaid mortgage on a real asset producing steady cash flows.  

What is the temperature  of  the investment market in Jersey now for flipping is it just hard or super hard to find deals?

The upside for the potential employer would be that they would save a ton in to having to pay me any benefits, and I could earn a steady income while still claiming RE professional status.Does this sound feasible?
