I am starting out as a small multi-family investor in the Boston area.

I have started using a spreadsheet but I would like something that makes it easier to keep track of when I have sent the owners a letter or postcard etc; also to attach a picture of the property and some pdf's of county record documents.

There are dozens of due diligences that have to be looked at on getting to a real starting number. 

You can build up good cash flow and equity.

My suggestion was going to be to prorate the monthly rent for sake of starting the relationship on the right foot. 

It’s just interesting that most (imo) financial frauds actually start as legitimate business deals.  

From my experience, starting with long-term rental properties is a smart move, especially for those looking to build wealth steadily over time.

Hi folks -I'm new to BP and real estate (but very familiar with finance and comfortable with early-stage risk in general - I come from the tech venture world).I'm considering making a small hybrid equity investment / loan to a developer building homes.

We are buying the building itself, furnishings etc not transferring their Llc.
