So buyer would purchase at the $800k price, I would take $200k and give to the agent plus commission on the $800k as incentive, then pay the general contractor the approx $500k cost upon completion and the different (give or take $100k would be profit for me.Obviously this easier said than done and I am using VERY rough numbers here, but can anyone offer input on the overall CONCEPT of the plan ?

I love analyzing numbers and playing around with deals and I love the concept of adding value to investments.

A virtual tour doesn't tell me if the floor is sloped or squishy in a spot, or if the house smells and I'll likely have to seal everything, etc.

I have a 12 unit in Cincinnati, which is probably a similar concept. the previous owner placed electric baseboards in each unit, and since the electric is separate, they effectively transferred the heating commitment and costs onto the tenants.
