We all know accidents can happen so,How does a landlord adequately protect themselves in the event of an injury?

Most of my success building my rental portfolio has come in areas of purchase prices between $70,000 - $100,000 so I would prefer not to have to force myself to spend more money on property just to meet a minimum loan amount if 100k after 25% down payment.

The last tenant lived in this property 6 years and end up I need to spend ten thousand to repair everything. 

I am still able to spend energy marketing and lead generating, hopefully I can increase my passive marketing budget.

If you spend a lot of time on here reading  in the forums and also sometime listening to some of the podcast I feel like you'll hear time and again that people highly recommend  multifamily  over single family . 

If I spend some money (light kitchen/bathroom remodel, laminate flooring, paint) ARV is around $290k-$300k, confirmed by my agent and myself. 

The trick is they have pages of and pages of Ryder’s for added protection.

We're on track to spend about $13,000 fixing it up (most of the work has been done ourselves).
