The recorded document will put the public on notice that there is an issue (cloud) with the title and that will prevent someone else from buying the property without dealing with you first!

Someone with a true interest in being the provider of such a service would need to do it in order to keep it going.

I hate to say it, but every time I've come up against someone on the other side of the transaction that did not have a GOOD agent on their side...I basically got whatever I wanted.

We actually just had someone in Atlanta ask us to arbitrage his property and it's a question that is presented us every several months.

Not too low either, you don't want to go with someone who is just focused on price as this is a quality of a not-so-great accountant.
