That should be your focus.Personally if you have one mortgage already that is negative cashflow I would be hesitant to buy rright now, especially in canada where from reports their housing situation for pricing is far worse than the US on affordability and just like US, people think prices can only go in one direction but reality is they are moving in the opposite direction.

I did see a post where the landlord was fined $500, because no inspection was done as the tenant forgot and wasn't home to let the inspector in and the landlord was never notified.

The difference is that on the 2k house you can pay for that HVAC relatively quickly, where as the 800 house it takes many months to offset the costs.The same can be said for other costs such as property management.

It's very odd to have 3 different times where they refused to allow you to fix the issues and simply moved on (after spending money on inspections).
