If you haven't already, I would recommend linking-up with a Realtor experienced in small multi-families (MF's) in your area and going to see the units and if the noise will disturb neighbors (possible you can find a light renovation project that won't impede on the baby's schedule)? 

Of course, at the end of the day you should be investing in your quality of life, and if it helps you sleep at night to be student-debt free then you should work on paying it off ASAP.Of course if you have any high interest credit card debt pay that off immediately!

Maybe go for the 4th later, but I'm not losing sleep over it.

There is something very tempting about having someone smarter than myself doing basic analysis on tons of properties while I am sleeping and waking up to a short list of deals that meet some basic criteria that you define to the assistant.  

Now, may be some won't sleep as well as they have been....LOL!

It's more of a "sleep soundly at night" thing.
