I have an extraordinary set of skills that would benefit most real estate investors and I have no doubt that I can bring tons of value to the table with my time, talent, and experiences.

However, because the management was skilled and the location conducive to it, it created a good cashflow for the owners, a much-needed opportunity for the people in the program, and now is off to its next life.The lesson:  think of the property in the greater context.

Time to put my drawing skills to the test!

I'm not as good at running numbers but I'm planning to focus on developing this skill this year.TLDR; Once I have all my known figures in my spreadsheet, how do I find numbers on J/ADUs and how they impact home values?

My personal opinion is to start with the basics and work your way up efficiently THEN find your niche because the EXACT same things you do to find, analyze, rehab, hold, etc is the skills you'll need for bigger and more expensive properties.

@Alex Jamael when it comes to long term tenants there are the rules, and then there is the personal soft skills part of managing.
