I have a capital partner that wants to start investing in flips with me.He will be a “silent” capital partner only, he will bring the cash and I will handle the project from the beginning until the end.The issue is he lives in another country.I DONT want to open another LLC in partnership with him.He will open an LLC and bank account here, under his name.I will buy the properties, under my name.How do I get his share paid since the property will be in my name?

I’m in the middle of refinancing a number of properties, and the title search brought up three liens from GA Dept of Labor on my LLC.

We did this on another property where I sold in CA in my personal name, did 1031 exchange and purchased property In TX in my personal name then transferred the property into an LLC.

Sounds to me like you should see an attorney and consider putting the properties in an LLC (LLCs) where you divide assets, liabilities and management.
