Maybe we'll see some slowdown in the loss of manufacturing jobs . . . although thanks to them, we pretty much produce nothing anymore.

I have owner financed well over 140 Manufactured homes in parks I did not own.

@Will Green- I believe your tax adviser is referring to manufactured homes, not modular homes.

IE under 10k all in I would not pay for insurance until I owned the house and in the unlikely event of a fire well just cost of doing business.it really depends on scale.. when I built up my rental house portfolio as we going north of 300 rentals and insurance was 12 or so a month..

Just on a smaller scale .

If one day you get to a large enough scale you can move into that role and get yourself your own employees to increase your margins but right now it's just a waste of time.

"Losing population" at such a micro-scale (i.e. down to the specific suburb) can be misleading if you don't consider why this is happening.
