A few comments above a member mentioned that metal only cost a few thousands more.Due to the earths rotation angle we see more product break down due to uv light then the southern hemisphere.I don't know about the rest of southern hemisphere but here over Australia there is a huge hole in ozone layer, so UV here is a big big trouble.

As a stupid example, you wouldn't spend thousands of dollars upgrading a 2 year old kitchen, because the 2 year old kitchen isn't crappy enough to make it worth it.But let's do math for your "not really worth it at all" $11k upgrade that gets you $100/month more.ROI = annual return / one time cost.

When you say that you're concerned about the interest you're paying, what you're ignoring is the opportunity cost of the reinvested cash flow (which likely triples the rate paid on the mortgage, and that's ignoring debt paydown and appreciation of the new property)3) Depending on your income situation, you may be ruining your chances of qualifying for additional loans by screwing with your debt to income ratio.
